Account Manager The Account Manager/Senior Account Manager is responsible for effective client management, setting expectations, and meeting realistic needs of the client. They create a mutually beneficial relationship between Katerra Renovations and the client. Essential Duties & Responsibilities Account Management - Maintain a positive relationship between the company and the client. - Develop strategic account plans to grow the account leading to a successful long term relationship. - Finding and developing new markets and improving sales. - Attending conferences, meetings, and industry events. - Proactively create and manage a strategic account plan that develops mutual performance objectives, financial targets, and critical milestones. - Effectively assess, clarify, and validate client needs on an ongoing basis. - Set clear and manageable expectations with client before, during and after the sale. - Instill appropriate level of client discipline to ensure brand protection for both the client and the company. - Maintain high client satisfaction standards by making sure issues are properly escalated and managed through to resolution. - Clearly communicates the progress of initiatives relative to the account plan and facilitates regular meetings with the Vice President of Account Management. - Serve as liaison to client for all substantive communications. - Proactively communicates with Finance and the client regarding accounts receivable, setting financial expectations and terms, and forecasting to ensure integrity in financial data. - Collaborate with Business Development to develop and strengthen relationships with new and existing clients in order to sustain and grow future business. - Provide accurate, timely and decisive forecasting on new sales opportunities. - Manage accounts effectively using client relationship management (CRM) practices as well as documenting through our CRM Dynamics software platform. Estimating - Coordinate with Vice President of Operations and the respective regional Directors of Operations (DOO) to determine capabilities and properly vet out new opportunities including resource allocation and utilization. - Properly qualify new opportunities by collecting essential information needed to prepare the Estimating team for the initial site visit and scoping of work. - Responsible for determining a project's schedule, scope, and budget and facilitating team members in fulfilling the specifications to meet client and company objectives. - Assist Estimator with site visits, assembling scopes of work and seek final Pre-Con and Operations approval prior to proposal submittal. - Responsible for delivering scope of work, material submittal, and bid proposal to client. - Coordinate with Finance, Compliance and Legal to confirm contract terms, mobilization, and credit limits are clearly understood and approved prior to contract execution. - Facilitate transition meeting with Estimating, Pre-Con, and Production ensuring an effective scope review and buy-out process. Operations - Facilitate Pre-Construction meeting with Pre-Con Dept., Production Team, and client. - Head off potential conflicts and problems before they materialize. - Support Production Team with effective communication including conflict resolution. - Work with Production Team to ensure construction activity on projects from start to finish falls within the client's expectations. - Ensure quality control by establishing project objectives, plans and performance standards. - Responsible for all financial projections and performance for each assigned project by assisting in material, labor, and schedule adherence. - Keep constant communication with the client at all phases of the project. - Implement projects with Production Team according to client's schedule and manage client expectations. - Manage the communication of expectations between the client, Estimating, Operations, and Finance. - Initiate communication and receive approval of new opportunities with the VP of Ops/DOO. - Work closely with Operations and monitor reporting through Sage as needed. Escalate obstacles as needed. - Maintain regular contact with the Production Team to ensure they are knowledgeable of each phase of the project in relation to projected budget and completion dates. - Participate in project closeout meeting with client, DOO and lead Production Manager. - Perform a post-closing follow-up within 60 days to ensure client satisfaction. - Maintain a complete knowledge of all operations systems, policies and procedures. Education & Certifications Required Skills & Experience - Minimum: Four-year degree from an accredited college or university - Preferred: Major/Minor in industry related fields, i.e. construction, PMO, real estate investment, etc. and/or 5+ years in the multi-family industry Computer Skills - Computer skills preferred: proficiency with CRM Dynamics, SG Project Pro, Sage100, CoStar - Computer skills required: proficiency with Microsoft Office (primarily Excel and Word) Physical & Mental Abilities Required - Physical: The employee may occasionally lift and/or move up to 50 pounds. While performing the duties of this job, the employee is regularly required to walk; sit; climb stairs, use hands to finger, handle, or feel; reach with hands and arms; and talk or hear; drive a car, use basic office electronics (computer, telephone). - Mental: critical thinking, judgment, decision-making, follow-up, social awareness, mathematics, reading writing, organizational, timeliness, stress tolerance, communication (oral and written).
